Amazon.com Review This is a practical, well-organized manual for how to be a good landlord and avoid some of the pitfalls of owning rental property. Sample leases and rental agreements, information about liability, discrimination, repairs, and maintenance, and how to deal with problem tenants fairly and legally are all contained in here. Maybe if more landlords read this book, more tenants would feel like they and the owner are not intrinsic adversaries. Even though we get along quite well, and have for the last 22 years, I lent my copy to my landlord--for the other tenants' sakes!

a resource in one volume August 30, 2010 Robert D. Harmon (Mill Valley, CA) This is as comprehensive, and terse, a book on landlord law as you'll find - as is usual with Nolo, it is written in laypersons' language, it covers the relevant topics and doesn't burden you with any more than that.
Having studied landlord-tenant law in law school, I can tell you that this book does a good job of covering landlord law in all states, as that law has come down to us in common law and statutes, and does so in a concise manner and without jargon. It includes the legal areas a landlord needs to know, such as rules of rent, discrimination, subleases, duty to repair-and-maintain, liability, security deposits, evictions, and more. It also provides common-sense, practical advice on screening tenants, hiring property managers, dealing with move-in and move-out matters, and security deposits. The book has a CD-ROM of forms and documents that you'd need to do business, forms that Nolo has taken good care to create. In short, the book provides considerable advice on how to avoid trouble. And, if you still have to hire a lawyer, it does tell you how to go about it and what to expect of them.
This book's advice is timely, including currently-in-the-news matters like lead paint, mold liability, and bedbug infestation. It's up-to-date on discrimination-law pitfalls. And, since this book is for landlords in all U.S. jurisdictions, it provides a comprehensive index of state-by-state law charts showing the differences on, for instance, notice requirements on tenancies, security deposit rules, disclosure rules, and much more. (Although, given the considerable local and state California law, landlords may also want to acquire Nolo's "California Landlord's Law Book: Rights and Responsibilities" and its "California Landlord's Law Book: Evictions.")
Still, this book is indispensible for all landlords in that it is a single-volume, accurate, and thorough guide to landlord-tenant law overall, addressing landlords' needs, and, given the breadth of this topic, impressively concise.
Highly recommend.
Essential Information August 25, 2010 Bass Cadet (California) This is the book to get for learning all about being a landlord. My wife and I are considering renting out our old house and this book has been a tremendous resource. It is chock full of suggestions on how to handle every aspect of being a landlord. Even if we hire a property management company, the information in this book has been invaluable for learning key points to consider when renting out a place. I also appreciate that the authors cover all types of rentals from single family homes to large apartment complexes.
While not state specific, it does mention differences where applicable. In particular, California has many separate laws and these are nicely included in the index. I liked the numerous examples and sample forms. They are real-world examples and provide additional insight into potential issues. I definitely understand why this book is considered the bible for landlords.
Loaded with ALL the tips, even the unusual ones! August 25, 2010 FlyingPolarBear (Fullerton, CA USA) This is a great book because not only does it thoroughly cover the standard procedures for renting, but it's also FUN to read because it even contains the tips that cover unusual events. Flipping around the pages you'll come across things like:
"Never, never let anyone stay in your property on a temporary basis. Even if you haven't signed a rental agreement or accepted rent, you give someone the legally protected status of a tenant by giving that person a key or allowing him or her to move in as much as a toothbrush. Then, if the person won't leave voluntarily, you will have to file an eviction lawsuit."
"Caution. You may not be able to restrict a child care home business. A tenant who wants to do child care in the rental may be entitled to do so, despite your general prohibition against businesses. In California and New York, for example, legislators and courts have declared a strong public policy in favor of home-based child care and have limited a landlord's ability to say no."

Helped my friend deal with a bad tenant and prepare better paperwork for a new tenant August 18, 2010 Jami Garrison (Peoria, AZ United States) I got this book for a friend of mine who recently had an issue with her first tenant. The book ended up being very helpful for her not only in how to handle a situation with a bad tenant, but also guidelines for writing a new lease and getting a deposit from a new tenant. The legal guidelines and information in the book were particularly helpful so that she could hopefully avoid a bad experience the second time around. She wrote up this review of her experience:
"I am a first time landlord. I rented my house in Scottsdale, Arizona to a young man who broke the lease by having dogs when dogs were not allowed. He also sublet 3 of the other bedrooms to his friends, ruined appliances, trashed the backyard and left town 3 months before his lease expired. This book helped me understand my rights as a landlord. I was able to take action which led to the termination of his lease. A new tenant has moved in and I used this book to help me write the new lease and get the deposit. I would recommend this book, it is well laid out so it is easy to find what you are looking for, and it contains useful information."
Great guide July 31, 2010 user2012 This book was recommended by a friend who has rental properties. I had been using a property manager in the past but decided to go it on my own, and this guide was great at walking me through all the steps to get a tenant in my rental house. The appendix shows the various state laws, disclosures, etc. that are specific to each state. I was also able to tweak the lease agreement to suit my needs. I would highly recommend this Guide to anyone who has rental properties, especially for inexperienced Landlords.
My only complaint was the time it took for the Guide to arrive. I usually get my Amazon products within a few days, and usually before the initial estimated delivery date. For some reason, this Guide took more than 10 days to get to me. This was during the rental application process, and I really could have used the Guide a little sooner. I almost bought it at my local Borders, but it was about $15 more expensive and Amazon had already shipped my order.
